How to Tell When to Replace Asphalt

Asphalt can lose its integrity over time. Of course, your driveway or parking lot will “only” lose structural—and not moral—integrity.

From a structural perspective, asphalt is fairly durable (which is why we use it to drive and park on). What it’s not is indestructible. If you’re a normal person, you probably don’t spend a lot of time thinking about the forces your driveway or lot endure from the vehicles that park and drive on them, or how weather patterns cause issues for the pavement.

After time, you will have a big decision to make – either repair or replace a worn asphalt surface. Let’s look at these options quickly so you will start to get a clearer picture if you should replace your asphalt driveway or parking lot.

Driveway or lot cracks less than a quarter-inch wide don’t usually indicate deeper damage to the driveway surface. We can repair these for you fairly easily. Cracks greater than a quarter-inch in width or more than a few inches deep typically are signs of more significant issues. Repair is possible, but this is more of a temporary solution to the problem.

If approximately 25-35% of the total surface area has subgrade or other significant damage, or the driveway or parking lot is approaching 20 years of age, it might be more effective and economical for you to have the pavement completely restructured. This process entails installing both the subgrade asphalt and top pavement overlay layers.

Being concerned about the potential cost, many home and business owners shy away from completely replacing the asphalt. Instead, they try to deal with the problems of growing cracks and crumbling material by only patching up bad spots. In the short term, this is certainly cheaper. In the long run, though, it can actually lead to greater costs than replacing it all at once (since you’ll pay just for replacement now, instead of replacement late and repairs now).
